Hiring a Professional Real Estate Photographer will make your listing sparkle and stand out. Here are some Tips to Prepare a Home For Professional Photography

Before the photographer arrives to the photoshoot, there are a few things that you should do to prepare the home. Remember that it is a lot cheaper to put these things away, before the photoshoot than to pay to have the photos "photoshopped"

Tips to Prepare a Home For Professional Photography Here is a list of ideas on how to help get your property ready for professional photography.

LIVING ROOM & FAMILY ROOM

  • Dust, vacuum, and clean all windows
  • De-clutter as much as possible
  • Remove toys, magazines, TV-Remote Controls etc.
  • Arrange furniture pillows
  • Depersonalize - Remove any Family-Photos and offensive art work
  • Remove any seasonal/holiday decorations

KITCHEN & DINING ROOM

  • Clean the kitchen sink and remove all the dishes.
  • Clear the kitchen counter tops and remove toasters, machines, etc.
  • Hide all trash cans.
  • Remove all magnets and decorations from the refrigerator.
  • If there are pets, hide all food/water bowls, pet beds, and pet toys.
  • Replace all burned out light bulbs.
  • Consider decorating the tables with your prettiest place settings.
  • Consider putting out vases of fresh flowers.

MASTER BEDROOM & BEDROOMS

  • Make all the beds and fluff pillows, and check the bed cover/lines do appear full of wrinckles.
  • Clean under bed, remove items that may show in the photos
  • Remove all personal items from nightstands
  • Remove all clutter from top of dressers
  • Remove phone charging cables.
  • Replace all burned out light bulbs

BATHROOMS

  • Clear all personal items from countertops (e.g. soap, toothbrushes, medications, perfume etc.)
  • Remove shampoo bottles etc. from showers and tubs
  • Make sure that the toilet seats are down
  • Close all cabinet doors
  • Remove dirty towels, only leave out few new towels to give a spa-like feeling
  • Remove floor mats

OUTSIDE THE HOME - FRONT/BACK

  • Cut the grass, remove leaves, and trim bushes.
  • Remove garbage cans, water hoses, garden equipment, pool-tools, toys, bicycles etc.
  • Remove any security gate, pool-cover and clean the pool
  • Open the umbrella on the patio set.
  • Uncover BBQs
  • Remove any seasonal/holiday decorations.
  • Clean the driveway

Right Before the Photographer Arrives

  • Turn on all interior lights.
  • Open all blinds, shades, and curtains.
  • Turn off all ceiling fans.
  • Turn off all TVs
  • Have the driveway empty - Remove cars and vehicles from the driveway and street in front of the home.
  • Please secure any potentially animals in a safe location, away from all rooms being photographed.

Managing Expectations for the photoshoot,
and the Photographer's role

  • The property should be ready for the photoshoot, when the Photographer arrives
  • We want the photos of your property to be the best they can be. This requires teamwork and your/seller’s effort to capture the best photos, and get a great online presence, when your home/listing goes live on the market.
  • A photographer is not a Professional Stager or Cleaner and should not be expected to act as one in the process of photography.
  • When the Photographer arrives to take photos of your property, we ask that all staging and cleaning be done prior to the Photographers arrival. To efficiently maintain our Photographers’ busy schedule, and deliver the level of service that our clients expect, we cannot spend unnecessary time at the home waiting for it to be cleaned, dusted, de-cluttered, etc.
  • Please review the previous sections for tips on preparing your home for real estate photography, and note that we are not responsible and will not partake in any of the following duties while photographing your home

Please remember to do these things :

  • Turn on all interior lights.

  • Have the driveway empty - Remove cars and vehicles from the driveway and street in front of the home.

It is the Agent's responsibility to ensure that the seller is prepared for the photoshoot.

  • In order to provide great service to our clients, while keeping costs to a minimum, our photographers only have time to take the photos of a property. Our Photographers have other photoshoots that they have to get to, and where the sellers have prepared their homes for photos. Therefore, our photographers can’t afford to stay and clean up a property, when their schedules are busy.

We need to make sure agents understand our photography-duties do not include staging a home for sale. Please note that our photographers’ full-time jobs are taking photos of homes, our photographers are not home stagers/decorators/interior designers or cleaners. The photographer is only there to take photos.

All properties should be photography-ready prior to the photographer’s arrival. If you want the property staged, we warmly endorse that you reach out to a professional interior designer.

Due to liability of possibly damaging furniture, ornaments, walls and floors etc., our photographers do not move furniture, gym equipment, kitchen machines etc. Additionally, we do not touch bathroom objects, so please make sure your client/seller has removed all personal hygiene pieces from the bathrooms visible surfaces. If our photographer notices a pillow on a bed is not positioned correctly, or if a mattress is showing, then we will try our best to make it look as great as achievable, however overall the property should be ready to go, when the photographer arrives.

Each time we schedule a photoshoot with a client, they receive an email with a link to this Real Estate Photography Preparation Guide on organizing your home/listing for sale. We encourage you to send this link to your seller, so the home will be ready for photos. Your Professional Photos are going to be viewed by a larger number of online potential customers, so making your listing stand out is essential. With this in mind, please make sure to prepare before the photoshoot, so we can help you promote your listing in the best light as possible, by preparing the home before the professional photography session.
